Terms of Service

1. Who We Are

These Terms of Service govern your use of the Good News Real Estate platform, operated by Good News Real Estate — UAE ("Good News RE," "we," "us," or "our"), a brokerage registered with the Real Estate Regulatory Agency (RERA) and operating in accordance with the regulations of the Dubai Land Department (DLD), Dubai, United Arab Emirates.

2. Who Can Use the Platform

The platform is intended for use by our brokers, RERA-certified agents (holding a valid Broker Registration Number, "BRN"), coordinators, and their clients (buyers, sellers, and tenants) in connection with real estate services provided by Good News RE. Agent access requires an active RERA registration under our brokerage.

3. Real Estate Services, Not a Substitute for Legal or Financial Advice

The platform supports real estate brokerage services — listings, pipeline management, offers, and transaction coordination, including tracking of RERA Forms A/B/F/I, OQOOD pre-registration, and title deed references. It does not provide legal, tax, or financial advice. AI-generated content (listing descriptions, lead scores, approval summaries) is a drafting aid only and must be reviewed by a RERA-certified professional before being relied upon or sent to a client.

4. AML/CFT, goAML & VAT

Where the platform tracks suspicious-transaction case references, VAT (5%) on commissions, or Tax Registration Number (TRN) details, this is a record-keeping aid for our brokerage's compliance obligations under UAE Federal Decree-Law No. 20 of 2018 (AML/CFT) and UAE VAT law. The platform does not itself submit reports to the UAE Financial Intelligence Unit (goAML) or the Federal Tax Authority, hold escrow funds, or move money — all such filings and fund transfers are performed by our brokerage through the applicable government portal or bank escrow account.

5. Accounts & Acceptable Use

• You are responsible for maintaining the confidentiality of your account credentials.
• You must provide accurate information and promptly update it if it changes.
• You may not use the platform to violate RERA rules, DLD regulations, or any applicable UAE law.
• You may not attempt to access data belonging to another brokerage, agent, or client without authorization.

6. Intellectual Property

The platform, its design, and underlying software are the property of Good News Real Estate — UAE. Content you submit (listing details, client information) remains yours or your client's, and you grant us a license to use it solely to provide the platform's services.

7. Limitation of Liability

The platform is provided "as is." To the maximum extent permitted by UAE law, Good News RE is not liable for indirect, incidental, or consequential damages arising from use of the platform. Nothing in these Terms limits liability that cannot be excluded under RERA regulations or other applicable UAE federal or Dubai law.

8. Data Protection & Electronic Communications

Your personal data is processed in accordance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data ("PDPL") — see our Privacy Policy for full details. Marketing and promotional messages sent through the platform (e.g., property updates, newsletters) are sent in accordance with the UAE Telecommunications and Digital Government Regulatory Authority (TDRA) unsolicited electronic communications policy, and every such message includes an opt-out mechanism. Transaction-related and legally required communications are not affected by a marketing opt-out.

9. Governing Law

These Terms are governed by the federal laws of the United Arab Emirates as applied in the Emirate of Dubai, and the applicable regulations of the Real Estate Regulatory Agency (RERA), without regard to conflict-of-law principles. Any dispute shall be subject to the exclusive jurisdiction of the courts of Dubai.

10. Changes to These Terms

We may update these Terms from time to time. Material changes will be communicated by posting the updated Terms on this page with a revised "Last updated" date.
